The buildings here

Cottages and single-storey homes on large wooded lots. Many of these houses were well built originally and have never been deeply reworked since. It's an area where people maintain and improve rather than leave.

That completely changes the nature of the projects. The owner has no intention of selling in three years, so they don't optimize for appearance. They optimize for durability.

What we're asked for most

Redoing the kitchen and bathrooms to the real standard of the house, which often means custom rather than modular. Extending toward the garden. Replacing a porch or deck at the end of its life with a structure that will last as long as the house.

The area's own constraint

The lot. Large wooded lots come with municipal tree-cutting and siting by-laws, and setbacks are closely watched. Here an addition is designed according to what the zoning allows, not only what the size of the lot would permit.

It's a point where it pays to check before drawing. We've seen well-designed projects die over three feet.

The quality of the original construction. These houses often have a sound structure, which is good news, and materials and methods from another era, which means adapting how the new is tied into the old.
